I specialize in converting hand-drawn survey sketches into precise CAD drawings. At Draftt, I offer a practical solution for those who have a home project in mind but need help translating your ideas into clear, actionable plans. My basic drawing pack takes your initial project ideas and reflects them onto clean, professional floor plans and elevations, including general room sizes and heights.
This service is designed to give you a visual starting point for your project, making it easier to communicate with tradespeople and product suppliers. While the drawings are stripped back and not intended for formal planning or building control submissions (though I do consider these elements in the process), they are accurate and detailed enough to provide a solid foundation for your project.
Because this service is not as comprehensive as an architect's plans, the fees are considerably lower, giving you a cost-effective way to visualise your project. It’s an ideal solution for those who want a clear idea of their project costs before moving forward with more expensive architectural services.
With a basic drawing pack from Draftt, you’ll have a reliable set of plans to help trades and suppliers provide accurate pricing, giving you a better understanding of the overall cost of your project before committing to an architect. This helps you make informed decisions about your project without the financial commitment of high architect fees.
So, how does it work?
Get in touch with your ideas!
All I need is a written brief - or better still, a sketched representation of your idea. It’s really just that simple – just sketch out the rooms with dimensions. This gives me a good idea as to the scope of your project.
Its a great tool to have these to hand when you get in touch so I can respond to your enquiry with a good idea of your vision.
STEP ONE
Initial consultation!
I'll return to your enquiry with any questions/queries so the more information provided, the better scope of works can be identified and I'll be able to give you an accurate fee and timescale. If you have any bespoke requests then please let me know and we can discuss how we can work together.
Provided you're happy to proceed and supply the initiation fee, I'll begin!
STEP TWO
Sit back and relax!
I’ll take all the information you've sent over and transform them into scaled CAD drawings. First will be a set of your existing plans and elevations, relevant to the area of your proposal. Once completed, I'll incorporate your ideas into the design as part of your own proposed design drawing pack!
If you have a few ideas, I'm more than happy to represent your designs in more than one pack - we can discuss this during the initial consultation.
STEP THREE
Existing measurements!
Once signed up, I'll need some basic existing measurements. The more information provided, the more accurate the drawings will be. I have a guide on this website as to how to best conduct a 'measured home survey' but don't worry, I wont need everything in the guide. Feel free to send through anything from hand sketches, dimensions and photos. Even if you just add dimensions over your estate agent plans and scan them over, I can work with it. If you want advice on what to send over or what would be helpful, I'm an email away.

Review and approve!
Once I've completed the drawing pack, I'll send these back over to yourself for review and comment. If you wish to see something slightly altered or amended, I'll include a single set of revisions free of charge!
Frequently asked questions
What's typically supplied in your pack?
Your pack range depends on the scope of your project. For example, single storey extension pack will have your proposed ground floor plan and a rear and gable elevation (as a minimum) with possibly some sections if required. With a 2 storey extension or internal alterations, I'll include the first floor plans. Side extensions will include a front elevation.
Your pack will comprise of .PDF format drawings to scale, readily downloadable. I can issue print outs at an additional cost. All packs will contain existing drawings as standard.
I have hand drawings which are not to scale, is this okay to start with?
Absolutely! As long as there is an indication of a floor plan, be it a hand drawing or estate agent floor plans, with some dimensions added then I can draw these up. I'll make assumptions of ceiling heights and floor depths if you're unable to get these measurements. Photos of the property is also a great tool.
How long does it take?
Typically for extensions with minimal internal rework I look to turn these around in 1-2 weeks. Larger projects with comprising of a mix of extensions, internal remodelling and loft conversions are subject to take longer. However, once you get in touch, I'll review your information and scope of your project to be able to provide an accurate time frame.
Do you provide 3D visuals?
Unfortunately, I don't currently offer 3D visuals as part of the pack as standard.
However, I am happy to tender the drawing pack I generate to 3D visual companies and forward you quotations. I'll also oversee conversations with them to ensure your expectations are met. We can discuss these at the initial consultation stage.
Can I build to your drawings?
My service is to provide you assurance that the vision you have applied to your home gives you the space you wish for the budget you have. My pack is purely a visual aid of projected space dimensions, head heights and aesthetics which form a good canvas to conduct initial conversations with product suppliers and trades to generate estimated figures. Although my background is in architectural design providing planning and building control drawings, at Draftt my pack will not be to a construction level of detail and its intention is not to be constructed to.
Why me?
I have worked in the architectural design industry for 8+ years in roles varying from architectural technician through to design coordinator. As a technician, I've worked on supplying successful planning drawings through to building control packages for small scale residential projects for extensions, conversions and new builds. My roles have gone from draftsman to coordinator so I have expert knowledge in this field which I reflect in my service here and hope you can see in your designs!

Clients brief
Client has a 2 storey, 3 bed semi-detached home. They wanted to explore what a rear extension would look like and visualise the space it will provide. Cost was a factor so re-using elements was key., Their boundary was also on a chamfer so allowing side access was crucial.
Existing Measurements
The client then sent over an existing measurements pack. This was a basic pack which included hand drawn dimensions over the estate agent plans, photos of the rear elevation and garden dimensions. (Garden dimensions are crucial for working under permitted development rights).


Existing Drawings
With the drawing pack supplied above, I was able to formulate the below pack as the 'bones' of the project. I sent these over for a quick review/approval before beginning the design.
I like to add floor areas and overall dimensions as these drawings alone can be a great tool for any home owner.




Proposed Drawings
Once the existing drawings we're signed off, I then jumped into the proposed drawings and drew up the rear extension the client had in mind. I added annotation in line with their brief to outline areas of interest while indicating proposed floor areas and overall dimensions.
